A practical guide to cutting and sealing overhead tank overflow pipes and terrace drainage openings correctly, before the next monsoon exposes a mistake.

Overhead tank and terrace drainage openings are small cuts with an outsized ability to cause water damage if done wrong, because they sit at the highest point of the building and every mistake drains straight down through the structure below. The three openings involved, the tank overflow pipe, the tank inlet and float valve pipe, and the terrace parapet drainage or scupper, each need a specific size, slope and sealing approach, and all three should be planned before the tank is installed or the terrace waterproofing is laid, not after.

Overflow pipe: the most common failure point

The overflow pipe carries excess water out of the tank whenever the float valve fails or the tank is overfilled, which happens more often than most owners realise, especially with automated pumps that occasionally stick. This pipe needs a continuous downward slope from the tank to the outside, with no low points where water can pool and no upward kinks. When the opening through the parapet or slab edge is cut level instead of sloped, water backs up at the wall face and eventually stains or seeps into the external plaster, a very common defect we are called to correct on society terraces.

The fix during installation is straightforward: cut the opening with a visible outward slope, typically 5-8 degrees, and extend the pipe at least 150-200mm beyond the outer wall face so water discharges clear of the facade rather than running down it. This detail costs nothing extra to get right at the time of cutting but is expensive to correct once staining has set into a painted facade.

Inlet and float valve pipe

The inlet pipe carrying fresh water up to the tank needs a clean, correctly sized bore without excess chipping around the entry point, since a ragged opening makes it harder to seal the pipe collar and invites water ingress along the outside of the pipe itself over time. This is usually a smaller core, 20-25mm, and unlike the overflow it does not need a slope since it is a pressurised supply line rather than a gravity drain.

Parapet drainage and scuppers

Terrace parapets need drainage openings, sometimes called scuppers, at floor level to let rainwater escape if the primary roof drains are blocked or undersized during heavy monsoon downpours, which are a real risk given Gurugram's intense but short monsoon bursts. These openings are typically 75-100mm, cut at the base of the parapet wall, sloped outward, and finished with a proper waterproofing collar so water cannot track sideways into the parapet masonry itself.

  • Position scuppers at the lowest points of the terrace slope, confirmed by checking where water actually pools during rain, not just by eye.
  • Never cut a scupper flush or sloped inward, since this defeats the purpose and can direct water into the parapet wall.
  • Finish every scupper opening with a waterproofing membrane detail wrapping into the opening, not just surface paint.
  • Keep scuppers clear of debris; a blocked scupper during a heavy downpour behaves exactly like no scupper at all.

Relocating a terrace floor drain

The new opening should slope toward it from all directions across the terrace screed, which is really a waterproofing and screed-laying detail more than a cutting one, but the core position has to be right before that screed work begins.

On a terrace, every opening either takes water away cleanly or lets it into the building. There is no neutral outcome up there.

Sequencing with waterproofing

Terrace openings should always be cut before the waterproofing membrane is laid, so the membrane can be dressed up into and around each pipe collar and drain opening as a continuous seal, rather than being cut afterward and patched around an existing opening, which is a weaker detail that fails first during monsoon.
