Commercial fit-out cutting is less about the concrete and more about scheduling around tenants, building rules and shared risers without disrupting business.

Commercial concrete cutting for office fit-outs is fundamentally a scheduling and coordination problem wrapped around a technical one. The cutting itself, core holes for plumbing risers, chases for electrical conduit, floor openings for cable trays or AC ducting, is often routine work for an experienced crew. What makes fit-out cutting different from a standalone residential job is that it happens inside a live commercial building with other tenants, a building management team with its own rules, shared services running through the slab, and a fit-out timeline that is usually tight and penalty-driven.

Working with building management

Every Grade A and most Grade B commercial buildings in Gurugram have a facilities or building management team that controls a work permit process. Before we schedule a single cut, we typically need to submit a method statement, get a hot-work or cutting permit (even though diamond cutting is cold-cutting, buildings often route all structural work through the same permit desk), and confirm insurance and worker ID documentation for security clearance.

This process alone can take three to five working days in a well-run commercial building, so we recommend building it into your fit-out timeline rather than treating it as a same-week formality. It's one of the most common causes of delay we see, more than the cutting itself.

Noise and vibration limits

Most commercial leases include quiet-enjoyment clauses for neighbouring tenants, which means building management will restrict cutting to specific hours, commonly after 7pm on weekdays or on weekends, especially for floor cutting that transmits vibration to the floor below. Wall chasing for conduit is usually less restricted since it is lower vibration than full-depth slab cutting.

Utility mapping before cutting

Commercial slabs, especially in buildings over ten years old, often have services embedded that don't appear on the original drawings: retrofit cabling, added plumbing lines, fire sprinkler branches added during a later fit-out. We always run a GPR (ground penetrating radar) scan or at minimum a rebar/cable detector scan before cutting any floor opening in a commercial building, regardless of what the drawings show, because hitting a live electrical conduit or a fire line mid-cut can shut down an entire floor.

In office towers the drawing is a starting point, not the truth. We scan every floor slab before cutting because someone's fit-out five years ago probably added a cable nobody documented.

Dust containment in occupied floors

Dry-cutting near live server rooms, open-plan desks or reception areas is not acceptable in most commercial settings. We use wet diamond cutting with vacuum slurry collection wherever water use is permitted, and dust-shroud dry cutting with HEPA extraction where water cannot be used near electrical equipment. Coordinating with the fit-out contractor's programme

On most projects we are a subcontractor to the main fit-out or MEP contractor, not the client directly. Good coordination means cutting is sequenced correctly against the overall programme, since openings usually need to be finished, patched or fire-rated before ceiling and flooring trades move in behind us.
