Sealing core cut holes properly means installing the right sleeve for what's passing through the opening, packing it with a compatible grout or mortar, and adding waterproofing or fire-stopping material appropriate to the location, whether that's an external wall, a wet-area slab, or a fire-rated compartment wall. Skipping this step, or doing it with whatever mortar is lying around on site, is one of the most common causes of leaks, cracks and even fire-compliance failures we get called back to fix.
Cutting the hole is genuinely the easier half of the job. The finishing work determines whether that opening performs correctly for the next twenty years or becomes a recurring problem. This is especially true for external wall penetrations, bathroom and kitchen floor openings, and any opening in a fire-rated wall or slab, all of which have specific requirements beyond just filling the gap with cement.

Why sealing matters as much as cutting
A core hole that isn't sealed correctly creates several real risks: water ingress through external walls and floor slabs leading to seepage in the floor below, loss of fire compartmentation if the opening was in a fire-rated wall, pest entry through gaps around pipes, and eventually cracking around the opening edge as unsealed gaps allow movement. None of these show up immediately, which is exactly why they get overlooked, until a monsoon season or a fire inspection exposes the gap.
Step-by-step finishing process
- 1Clean the opening thoroughly, removing all slurry, dust and loose debris from wet or dry cutting
- 2Install the correct sleeve (PVC, GI or fire-rated sleeve depending on service and location) sized to leave adequate annular gap for sealant
- 3Position the pipe or conduit centrally within the sleeve
- 4Pack the annular gap with the appropriate material: non-shrink grout for structural continuity, fire-rated sealant/mortar for fire-compartment walls, or flexible waterproof sealant for movement-prone joints
- 5Apply waterproofing membrane or coating around the penetration on external or wet-area surfaces
- 6Finish the surface flush or as required by the finishing trade (tiling, plastering) that follows
- 7Inspect and, where required, get sign-off from the structural engineer or fire consultant before concealing the work

Waterproofing details that get missed
The most common mistake we see, often from other contractors' earlier work we're asked to fix, is treating waterproofing as an afterthought layer applied on top of a dry-packed hole rather than integrating it into the sealing sequence. Waterproofing membrane needs to wrap into the sleeve and bond to the surrounding surface, not just sit as a surface coat over cured mortar. For bathroom and terrace penetrations especially, we recommend a water ponding test after sealing and before tiling, holding water on the surface for 24-48 hours to confirm there's no seepage before the finish trade covers the work.

Fire-stopping requirements
Any opening cut through a fire-rated wall or slab, common in commercial buildings and increasingly required in residential high-rises, needs to be restored to its original fire rating once services pass through. This typically means fire-rated collars around pipes (especially plastic pipes, which need intumescent collars that expand and seal the opening in a fire), fire-rated sealant around cable trays, and documentation of the product used and its rating for the building's fire safety file. This is not optional in commercial fit-outs and is increasingly checked during fire NOC renewals.
We've been called back more times for badly sealed holes than for badly cut ones. A clean cut with a rushed finish is still a failed job six months later.
Structural considerations after sealing
For load-bearing openings where an edge beam or steel trimmer was specified by the structural engineer, sealing and finishing work should not begin until that structural element is complete and, where relevant, cured.
